Reported repairs are acknowledged and tracked to completion rather than disappearing into an inbox. Planned maintenance is scheduled across the year so the building is maintained rather than patched, and contractors are checked for insurance and competence before they attend.
Qualifying works and long-term agreements require consultation under section 20 of the Landlord and Tenant Act 1985, and getting the order wrong can limit what's recoverable. We run the notices properly, arrange buildings insurance, and keep fire risk assessments and other safety obligations on a schedule.
