A service charge budget built line by line with the directors is understandable by the people paying it. One uplifted by a percentage each year is not, and that's where distrust starts.

Holding funds in designated client accounts isn't a courtesy — it's the law, and it means the money remains the leaseholders'. Accounts that reconcile to the budget with variances explained close the loop.

Then there's sequence. Section 20 consultation, fire risk assessments and insurance renewals all have timing requirements, and doing them in the wrong order creates problems that cost far more than doing them properly.
